“I love the real estate industry because I love the happiness of a new home buyer and the relief of the seller at the closing table! I love being part of their process and working through the biggest decision of their life. And also every client brings a fresh and new perspective and things to learn for them and about them."

Why do you choose to affiliate your business with Semonin?
“I chose Semonin not only because they are the just about the best company in the city, largest in the country, provide the best technology services, have an in house printing center, have an in house attorney, and offers a wealth of knowledge at our fingertips. Our Realtors are filled with enthusiasm, positivity and a cooperative attitude toward one another. And also because Semonin's core values are most closely aligned with my own: honesty and integrity; mutual respect and caring; family takes priority; loyalty in relationships and continual pursuit of excellence.”
What sets you apart from other REALTORS®?
“I am not only a licensed REALTOR®, but also a licensed Occupational Therapist. I have patience and compassionate understanding for many of the life difficulties my clients face. I am aware of more issues because of my occupational therapy training and can anticipate many issues before they occur. I believe an ounce of prevention is worth a pound of cure.”
What do you do to stay up-to-date/knowledgeable about the real estate industry?
“I take as many courses as I can that are offered by my company and the Greater Louisville Association of Realtors, especially law classes given by attorneys. Learning for me is lifelong and this industry is ever changing! I also subscribe to a number of publications including 'Accredited Buyer Agent' and 'Seniors Real Estate Professionals.'
What did you do before you began working in real estate?
“I have had a number of fabulous careers! I became an Occupational Therapist in 1981, which has served me and my clients well. In 1995, I opened my first business: Amazing Grace Whole Foods and Nutrition Center. I became a REALTOR® during this time in 2004. I have since spent some time doing Occupational Therapy where I gained knowledge and experience with the aging population and became a specialist in dementia. I realized exercise is one of the best dementia preventative activities one can do, so my husband, Phillip Carswell, and I bought a gym! At the gym, we developed the largest Silver Sneaker class program in the city. The landlord wanted the space back in 2017 to use for a large national chain. Real Estate has been such a love of mine that I then decided to return Semonin Realtors to focus on helping older adults 'rightsize' and move to a more comfortable lifestyle. I love helping people in this way which incorporates my OT skills of organization and assisting people in adapting to a new environment. I stay with my clients well past the closing to make sure they are settled and adjusted. I have found many folks in my network to team with to provide additional services during this kind of transition. Of course, I love working with people of all ages and all generations. This keeps it fresh and new!"
Are you involved in any trade/civic or community organizations?
“I currently serve on the Week of Service Committee with the Greater Louisville Association of Realtors.”
Tell us about your immediate family (per 2019):
“My husband, Phillip Carswell, has joined me as a licensed REALTOR® at Semonin, and he currently continues to work at the University of Louisville. We have three sons that we are very proud of and love spending time with whenever we can: Glenn Koenig (who has a wonderful wife we love, Emily) is a skilled carpenter and does wonderful renovation work such as kitchen cabinet painting, drywall, counter replacement and a host of other skilled jobs; Danny Koenig is living in Atlanta (with a wonderful woman, Sarah, whom we love), where he works as a brand manager for Home Depot. Our other son, Chris Carswell, is a talented musician and singer in several bands and who tours around the country occasionally with one of his bands. He also maintains a day job at the Ford Motor Company.”
What do you enjoy doing in your free time?
“Free time? Oh yes, we remember that! Church keeps us busy on the weekends. We love to go away a few times a year to stay in the woods at Loretto Motherhouse in Bardstown, Ky. I love Dinners with my husband. Visiting with our sons is always a special treat. And of course, working in the garden."

What is the best piece of advice you’ve ever received?
“Do what you love, give more than you receive and remember to take care of yourself in the process."
What is your favorite book/type of book?
“I love non-fiction and books that improve my life.”
What is your favorite movie/type of movie?
“The biographical drama ‘Lion,’ which was released in 2016. I loved this movie because, for me, it proves the existence of a higher power that guides our lives.”

“Classical, Vivaldi, Mozart, swing, big band, jazz, reggae, Fleetwood Mac"
If you could wave a magic wand, what one thing would you most like to change in the world?
“I would bring the world together as one united people, end hatred, end division, and end human-induced suffering.”
What are two or three items on your Bucket List?
“Visit San Fransico, Big Sur, Portland Oregon, Hawaii, The far east.”
